EICR (Electrical Installation Condition Report) fixed wire testing is an inspection and testing process carried out on the permanent wiring and electrical systems within a building. It involves checking the condition of electrical circuits, sockets, switches, and distribution boards to ensure they are safe, compliant with regulations, and not deteriorating. The test identifies any faults, damage, or risks that could lead to electric shock or fire.
For rental properties in the UK, it is a legal requirement to have an EICR carried out at least every 5 years or at the start of a new tenancy. Commercial properties and public buildings may also need testing every 3 to 5 years, depending on usage and risk. On completion of the EICR you will receive a detailed report concluding that the installation is either satisfactory or unsatisfactory with faults graded from improvement recommended through to immediately dangerous.
